Frequently asked questions

What is a special assessment?

A one-time charge to every unit owner when the association doesn't have enough saved for a repair or replacement. They routinely run $5,000 to $50,000+ per unit in Florida, arrive with little warning, and are due whether or not owners have the cash.

How is the per-unit number calculated?

We project the replacement cost forward with inflation, grow your current savings with interest, and split the gap evenly across your units. Real associations sometimes weight by unit size, but this calculator shows the even split to keep the picture clear.

How do we avoid it?

Fund the gap gradually instead of all at once. The calculator shows the monthly per-unit amount that closes the shortfall by the due date, and the earlier you start, the smaller that number is.
