Frequently asked questions
Where do the unit costs come from?
The preset costs are typical Florida ranges for condo association work, meant as a starting point. Every building is different, so if you have a vendor quote or a recent reserve study, use those numbers instead. Both the unit cost and the quantity are fully editable.
I already have a quote. Should I still use this?
Yes. Set the unit of measure to lump sum, enter your quote as the unit cost, and the calculator will show what that same job costs at replacement time after inflation. Quotes expire; inflation doesn't.
Why is the future cost so much higher?
Construction costs compound. At 3% inflation, a $500,000 job costs about $672,000 in ten years and $907,000 in twenty. Reserve studies plan around the future number, not today's, because that's what your association actually has to save for.
