Frequently asked questions

Why does waiting cost more if the price is the same?

The bill doesn't change — the runway does. A $670,000 roof due in ten years costs about $5,600 a month if you start saving now, but $10,300 a month if you wait five years. Same roof, but half the time to save for it.

Our reserves are behind. Isn't it too late to start?

No. Every year you wait moves you down the table, and the cheapest month to start saving is always this one.

What if we just special assess when the time comes?

That's the implicit plan behind most underfunded reserves, and it means whoever owns a unit that year pays for decades of use they may not have had. Florida's SIRS requirements exist largely to end that practice for structural components.
