Frequently asked questions

How much should our condo association save for a new roof?

Divide the inflation-adjusted replacement cost by the years of useful life. A $500,000 roof that lasts 20 years needs roughly $25,000 set aside every year, plus an inflation adjustment. This calculator does that math for you, including interest earned on reserves.

What does percent funded mean?

Percent funded compares what your association has saved for an asset against what it should have saved by now, based on the asset's age and replacement cost. At 100%, every owner has paid their fair share so far and nothing gets passed to future owners.

What inflation rate should a reserve study use?

Most reserve studies assume 2-4% annual inflation for construction costs. This calculator defaults to 3% inflation and 2% interest earned on reserves, and you can adjust both assumptions.

Is this calculator a replacement for a reserve study?

No. It uses the same math a reserve study uses for a single asset, so it's a great way to sanity-check a vendor quote or start a planning conversation. Florida SIRS compliance requires a full study across all structural components.
